Marketing a Business in Tampines: A Local Guide for SMEs
How to market a small business in Tampines: who lives there by subzone, where footfall gathers, which channels fit, and moves for F&B, clinics and more.
Frequently asked questions
How many people live in Tampines?
SingStat's June 2026 figures put Tampines's resident population at 296,060, the largest of any planning area in Singapore. About 85% of residents live in HDB flats, mostly 4-room, 5-room and executive units. The fastest-growing part is Tampines North, which grew from 8,040 residents in the 2020 Census to 38,800 in June 2026.
Is Changi Business Park part of Tampines?
Yes. Under URA's Master Plan 2019 boundaries, Changi Business Park, Singapore Expo, Changi City Point and SUTD all sit in Tampines's Xilin subzone. Very few people live there (1,690 residents in June 2026), so treat it as a weekday workplace market rather than a residential one. Offers aimed at it should be built around office lunches, after-work hours and weekday errands.
Which MRT lines serve Tampines?
Tampines is served by the East-West Line (Tampines and Simei), the Downtown Line (Tampines West, Tampines, Tampines East, Upper Changi and Expo) and the Changi Airport branch at Expo. LTA says the Downtown Line extension through Xilin station is due in 2026, and the Cross Island Line's Tampines North station is part of Phase 1, which LTA expects to be completed by 2030.
Should a Tampines business advertise island-wide or just locally?
It depends on how far customers will travel for you. A hawker stall, clinic, tuition centre or salon usually draws from a few kilometres, so tight location targeting around Tampines and nearby Pasir Ris, Bedok and Simei works best. Home services and renovation firms often travel island-wide, but can still run a Tampines-specific campaign when a wave of new flats is about to be handed over.
Where can a small business in Tampines get free business advice?
GoBusiness lists an SME Centre at Our Tampines Hub, 1 Tampines Walk. SME Centres offer business advisory sessions and can point you to government support schemes. It is a reasonable first stop before you spend money on marketing.
