What details must a property agent's advertisement show in Singapore?
Under CEA's Practice Guidelines on Ethical Advertising, ads such as flyers, banners and online ads must show the salesperson's name as registered with CEA, their registration number, their contact number as registered with CEA, the estate agency's name and the agency's licence number. Newspaper classified ads and SMS ads only need the registered name and contact number. Any social media account used for estate agency work must show the licence and registration numbers in its profile.
Can I call myself a 'specialist' or 'expert' in my area?
Not safely. CEA's advertising guidelines say there should be no use of dubious or misleading words and phrases such as 'King of' a location, 'Mr' a location, 'Specialist' and 'Expert'. The Code of Ethics also requires any claim of expertise, specialisation or success rate to be backed by verifiable facts and records. Show your track record and local knowledge instead of giving yourself a title.
Can I post 'just sold' results with the price on social media?
Only with care. The Code of Ethics says an ad must not include transaction information about a specific property, including the parties' names and the price, without the written consent of all parties to the transaction. CEA's guidelines also say specific floor levels and unit addresses of transacted properties must not be disclosed in ads. Get written consent, or talk about the result without identifying the unit or price.
Do the Do Not Call rules apply to WhatsApp messages from property agents?
Yes. PDPC's Do Not Call guidelines apply to marketing messages sent to Singapore phone numbers by any means, and WhatsApp is named as an example. Unless you hold clear and unambiguous consent in evidential form, you must check the number against the DNC Register, and the check is only valid for 21 days. CEA's guidelines add that cold calls and SMS ads must not be made between 10pm and 9am.
Can property agents offer free gifts or vouchers to win listings?
No. CEA's Professional Service Manual says agents must not advertise or offer any benefit, in cash or kind, to induce a party to engage their services, and Practice Circular 4/12 specifically bans advertising free gifts and cash vouchers. Lowering your commission rate is not treated as such a benefit, because commission is negotiable.
Is it worth having my own channels if I already pay for listing portals?
Usually yes, but for different jobs. Portals are where active buyers and tenants compare listings today, so they suit a specific property. Your own content, Google Business Profile and WhatsApp list build trust over months, so sellers and landlords think of you before they ever open a portal. Most agents need both, weighted by whether they mainly work listings or relationships.
